How to Check and Pay Your Property Tax (IMI) in Portugal

If you own property in Portugal, you pay IMI (Imposto Municipal sobre Imóveis), the annual municipal property tax charged to the registered owner. The bill is tied to the owner's NIF and the address held by the tax authority, so it pays to know where to look and when payment is due. This guide walks through finding your IMI on Portal das Finanças, understanding the installment schedule, and settling the amount.

What IMI is and who pays it

IMI is a municipal tax on the rateable value of your property. The owner on record is liable, and the assessment is issued to that owner's NIF. How much IMI you will pay

Rates are set by each municipality, so the figure varies depending on where the property sits. As a rough guide, urban property is taxed at around 0.3%-0.45% of its rateable value, while rural property sits near 0.8%. Because councils review their rates, treat these as indicative and confirm the rate that applies to your municipality on your own assessment.

How to check your IMI bill

To find your bill, log in to Portal das Finanças with your NIF and password (or via Cartão de Cidadão). Once inside:

  1. Search for "Pagamentos a Decorrer" using the portal search.
  2. Click Aceder to open the list of outstanding payments.
  3. Filter for IMI to isolate the property tax entries.

You will see three columns that matter. Ref. Pag is the payment reference you will use to pay. Montante is the amount owed. Data Limite is the deadline for that installment. Note all three before you leave the page.

The payment schedule

How you pay depends on the total amount due for the year:

  • Up to 100 euros: a single payment, made in May.
  • 100.01 to 500 euros: two installments, in May and November.
  • Above 500 euros: three installments, due by 31 May, 31 August, and 30 November.

These dates have shifted slightly from year to year, so always confirm the current deadlines printed on your bill rather than relying on last year's calendar. Missing a Data Limite can trigger interest, so set a reminder for each installment.

How to pay

You have a few options once you have the Ref. Pag and Montante. You can pay at a Multibanco machine using the payment reference, settle it through your bank's home banking service, or pay directly inside the portal. Each route uses the same reference, so the method is whatever is most convenient for you.
